Should You Sell or Develop a Property Asset?

How to compare the certainty of a sale with the potential and complexity of property development.

“Sell or develop?” cannot be answered from land-price estimates alone. The two paths have different capital needs, timelines, risks, and forms of return.

When a sale may be more relevant

A sale may be prioritized when the owner needs liquidity, does not want to manage development, or considers project uncertainty too high. The asset should still be supported by clear information so potential buyers can assess it efficiently.

When development deserves review

Development may warrant consideration when there is evidence of demand, a suitable permitted use, adequate access and infrastructure, plus sources of capital and execution capability. It may be delivered directly or with a partner, with different risks in each route.

Compare scenarios, not intuition

Prepare several baseline scenarios: sell as-is, improve readiness before sale, lease temporarily, develop in phases, or seek a partner. For each, assess timing, cost requirements, constraints, control, likely changes, and exit routes.

Avoid unequal comparisons

Today’s sale price should not be compared directly with future project revenue without accounting for time, capital, costs, taxes, financing, risk, and possible delays. Use testable assumptions and sensitivity analysis.

The best decision is the one that fits the owner’s objectives and capabilities - not simply the scenario with the largest number on paper.
